Initial checks & verification

Your remortgage solicitor will begin by verifying your identity and carrying out anti-money laundering checks. If you’re contributing your own funds towards the existing mortgage, they’ll also confirm the source of those funds. These checks apply to everyone named on the mortgage and property title.

Title review & legal checks

Your solicitor will obtain the Official Copies from the Land Registry to confirm ownership and review any legal charges registered against the property.

If there are additional secured loans, a deed of postponement may be required before completion. For leasehold properties, your solicitor will also ensure the lease meets your new lender’s requirements.

At this stage, property searches (or a search indemnity policy, if acceptable to your lender) will also be arranged.

Mortgage offer & redemption statement

Your solicitor will review your lender’s formal mortgage offer to ensure all conditions can be satisfied.

They will also request a Redemption Statement from your current lender to confirm the exact amount required to repay your existing mortgage.

Pre-completion & lender approval

Before completion, your solicitor will carry out final checks, including:

- An Official Search with Priority (OS1) to protect the title
- Bankruptcy searches against all parties

Once satisfied, they will submit the Certificate of Title to your new lender and request the release of funds.

Completion & registration

On completion day, your solicitor will:

- Repay your existing mortgage
- Settle legal fees and disbursements
- Transfer any remaining funds to you (if you are raising additional capital)

After completion, they will register your new mortgage with the Land Registry.
