Prepare House for Sale Checklist: Your Key Documents

Tick these off and you’ll shave days (sometimes weeks) off the process:

1) Give your estate agent our full contact details

They’ll share the sale terms, buyer details and the buyer’s lawyer’s information with us.

2) Gather guarantees & warranties (if you have them)
  • NHBC or other new-build warranty
  • Damp & timber reports
  • Window/door replacement warranties (e.g., FENSA or equivalent)

Why? The buyer’s lawyer will ask for evidence. Having copies ready helps avoid last-minute delays.

3) Collect installation certificates
  • Boiler installation (e.g., Gas Safe certificate)
  • Electrical work (e.g., Part P or installation certificates)
  • Window replacement (e.g., FENSA or CERTASS)

Tip: If you can’t find them, let us know early. We’ll advise on the best fix (e.g., duplicate certificates or indemnity insurance where appropriate).

4) Share permissions for any building works
  • Planning Permission (for extensions, loft conversions, etc.)
  • Building Regulations approval/completion certificates
  • Listed Building consent (if applicable)

Tip: Even works from years ago matter. If you’ve improved the property, the buyer’s lawyer will expect to see the paperwork.

5) Confirm the basics about your property
  • Exact address & title plan (if you have one)
  • Property boundaries & any shared access/rights of way
  • Service arrangements (e.g., shared drives, private drainage or septic tank)
  • Fixtures & fittings you intend to include or remove
  • Management company/lease details (if leasehold): ground rent, service charge, accounts and building insurance
6) ID & funds checks
